Masonry or wooden house

A wooden building is warmer, therefore more pleasant.

In Scandinavia, wooden buildings have been built for hundreds of years, but in Latvia, a substantial house is still associated with a brick house. Arthur Grundberg explains that if there is a thin one-story house, then a wooden frame building is definitely preferable, on the other hand, if a two-story house is planned, then you can think about the most suitable option, because between the first and second floors, wooden the building will still be audible. When considering whether to build a wooden or masonry two-story house, practical aspects such as – how many people are sensitive, how many children at home, maybe someone plays the drums?

Cost control

It is very important to know the budget you are ready to devote to building a house. As well as implementing other large events, also in the construction of a house, you should expect that there are many additional costs that you may not initially think about. Working with architect, it is necessary to design controllable twice on average to avoid such "surprise" costs. Where do they occur? The house must not only be built - it must be connected to water and electricity, sewerage must be installed, and the road must be taken care of in order to drive up to the house, after all, the house also needs a fence.

The construction of a house can be made more expensive by everything that is thoughtless or not planned in time - for example, electrical planning, locations of rosettes. It's easier if you plan the locations of furniture and equipment in cooperation with the designer, and only then do you start planning the electrical connections.

In order to save, it is good to use a simple plan - four load-bearing walls, the building has as few corners as possible; a roof that holds on the exterior walls of the building. Plaster or masonry partitions are created inside. As soon as you choose to build a bay window for the house, there is a problem connections in the roof.

All the connections that are on the roof make the project more expensive.

Artūrs Grundberg: "The more work invested in preliminary work, the easier the construction process will be." It must be admitted - also faster and cheaper. The more information the builder has, the clearer what works will follow one after the other; then also you won't have to mix up what has already started in the middle of the process because you want an additional radiator or need to pull in another one wire.

One-story or two-story house

"We all get old. And we never know how old we'll be. We all hope to be 85 sporty, let's ski, run a marathon. Climbing up and down the stairs will be difficult. Therefore, I recommend to build a single-storey building house," says Artur.

Continuing on comfort and ergonomics with a thought for the future, it is also desirable to think about such "as if" details such as access for the shower. It is important that it can be comfortably and easily accessed also with a wheelchair, - with a built-in slope and without thresholds - as simple as possible.

Specialists you can't do without

In the process of building a house, four specialists/service providers play an important role, without which you cannot do: the architect, designer, builder and construction supervisor.

People are often afraid to go to an architect, thinking that a ready-made project will be faster and easier. But not really there is not, moreover, communication with the architect will be an added value - it will provide not only practical benefits, knowledge and the best solutions, the architect will draw the perfect plan and make appropriate adjustments to your plan if you are have already developed, but exploratory conversations will also enrich you as people, because building a house is much more creative and a more exciting process than it might seem. You have to choose the most suitable architect for you - one who knows how to find the best solutions in space planning, or an architect as an artist who can use the same materials conjure up a more beautiful facade than you expected.

On the other hand, the designer is not a story only about the interior in its visual manifestations. You can't do without a designer to create the most ergonomic and thoughtful arrangement, the most suitable for you.

The designer will take into account every seemingly small detail - the dimensions of the bed, the height of the rosettes at the sink, etc.

It is also highly recommended to engage a construction supervisor in the construction of private houses. The construction supervisor will be the guarantor that the work will be done as perfect as possible.

Ecology – moving towards the future

More and more people choose ecological solutions - wood fibers, clay plaster, solar panels, lime and others the fantastic possibilities that materials obtained from natural resources give us.

It should be taken into account that an eco project or one that can be considered a partial eco project (without solar panels or for the second time for purified water facilities), will cost more. For comparison: if a standard project costs 100,000 euros, then partial eco project – 140,000.

Trends from Scandinavia

Trends coming from Europe and especially Scandinavia, such as the A-frame house, are becoming relevant in construction in Latvia. open, spacious layouts, Scandinavian-style design, restrained colors in building colors, boho chic style in the interior. Since Scandinavia has a similar climate, the Nordic solutions are also suitable for us. A practical example is foundation slab instead of the usual tape foundation. This slab is created from concrete according to the shape of the building. Pros - it costs cheaper than traditional foundations, plus you get heated floors at the same time.

How long does it take to build a house

The project development and coordination time takes 3-6 months. What follows depends on the chosen project and materials and other aspects. The construction of a 100-square-meter house with a single-sloped or double-sloped roof will take from three months. The duration of the construction process is also largely determined by the weather - it should be taken into account that the time for the materials to dry must be calculated.
